Deposit Services
Deposits are kept in an interest-bearing account with interest to the benefit of the tenant. If the property is handed over in the same condition as received & there are no outstanding accounts or damages the deposit will be returned to the tenant
Deposits can be up to two months, however, due to the tough economic times, we try and provide a reduced rate at only - "one & a half months" The tenant has the option to pay a deposit over a two-month period if it is too steep upfront. - Which sets us apart from most other agents
Tenant Rental Insurance
We highly recommend that the landlord takes out an affordable Tenant Rental Insurance through a Financial Advisor or a reputable Financial Institution. (FSP) As evictions and legal fees can be costly. The Tenant Rental Suitability check's information and evidence collected could be used as part of the application. - We can not give Financial Advice thus we recommend speaking to a Registered Financial Advisor with regards to the above insurance and advice from e.g:

The Mandate
When a landlord hands over the property's management to an estate agent to run for them - That is why we have the Fidelity Fund Certificate to earn the commission as that entitles us to earn it
When the landlord wants us to market the property - we must - take a mandate* and the mandate is in place as an agreement between the landlord and estate agency or rental agent that they will do everything on behalf of the landlord - as the landlord potentially does not have the software or the expertise to check out the tenant properly
We have an agreement therefore we take a mandate for the rental property or the sales as that is the agreement between the agent and the landlord to say that we have a right to work on the property and they give us permission to do so.
As well as use this as proof for the tenant to show we have an actual property under our management - which sets us apart from unscrupulous agents
For Damages & Deposit Deductions
Before the tenant moves in, we do the inspection. The inspection consists out of a screening form that we mark with the tenant as well as take pictures as proof, of the entire property, everything that goes with that form. We provide a signed copy for the tenant as proof as well as for the landlord
Inspection:
6 months thereafter we come and check if everything in the property is still the same
Outcome:
When a tenant moves out and denies that they broke anything we refer back to the form. Move-in & out inspections are of utmost importance and for that reason, there may be deductions from the deposit or other contract breaches. Some things are for* the landlord's expense and some things are for the tenant's
*If there is a disagreement there are correct channels to follow to lodge a complaint or appeal if needed
- We will try our best for a fair outcome with the deposit for both parties
Increase On Rent - Interest On Rental
This is based on how well the tenant pays, how regular, how well they look after the property
So based on how well the tenant performs we will either make the decision that we rather give notice on renewal or if it is a good tenant and the tenant pays very well - we will then discuss with the tenant
It is not 10% interest
Because the cost of living is not 10%
We will be the go-between the tenant and the landlord. To negotiate a good rental that is affordable according to the tenant's salary and then of course to the cost of living to the landlord
Whether there was an increase in the rates, municipality accounts, and most of these accounts such as electricity and water is either pre-paid or if there has been an increase

If we do not have a property in your desired location or property of your liking we can assist with finding you a potential property to rent. We can then liaise with the owner to become the go-between. Depending on the time invested we may waive the fee to "search" and negotiate with a potential landlord for you and only charge the service fee for the service below:

Private Property Leads Pay a Fee of up to R950* - We recommend that you check your own credit score before* starting this process with us, as the "credit check" is not the "only part" of the tenant suitability check
This fee may also cover our time as well as advertising cost, as we usually place our rentals or tenant finding on paid portals as well
Gumtree Leads Fee - @ Discounted Rates
NOTE:
We do not let properties stand "idle" for "application fee" taking - That is unethical
Sometimes properties take up to 3 months to fill. This is a trade-off for owners who do not take rental insurance out on tenants. It is better to wait for the right* tenant than risk "drama" or a costly eviction
